Builders concerned over FAR issue

The builders are crying foul over a Government order that recently lowered the permitted floor-area ratio (FAR) to 1.5 from the existing ratio of up to 4 and the move seems to have dampened the spirit of construction activity in Kochi. Everyone connects with the construction of Kochi Apartment field say they have been left high and dry on account of this order.

 

In a single stroke, the ongoing developmental process in Kochi has come to a standstill, says a prominent builder. The city enjoyed the benefit of a concession in FAR through an order passed by the previous government. This had made land prices and built-up property more attractive, said the builder. The present order made available additional FAR on payment of an additional fee by the Chief Town Planner after scrutinizing the project.

 

According to the Government, building rules are being violated in most of the construction activity that is taking place in the city and elsewhere. It was in total disregard of the available infrastructure related to drinking water, drainage, road and parking space. However, the builders have a different view on this issue. The Government should concentrate more on creating better infrastructure. Power, roads, and proper drainage system is what the cities need and Government should make these facilities foolproof. The Government should be strict about make parking area mandatory for any building that is coming.
